Roof Repair in Walton, Traced to the Part That Failed

A ceiling stain rarely sits under the actual leak. We follow the water path from the attic to the roof, name the part that failed, and repair it with matching materials. We also cover your shrubs and tell you what we found before any work starts.

When a Repair Is the Right Call

Most roof leaks start at a small number of weak points: a cracked rubber pipe boot, step flashing that has pulled away from a sidewall, a nail that has backed out, or a few shingles torn loose by wind. If the rest of the field shingles still hold their granules and lie flat, fixing that one spot is usually the sound choice.

Northern Kentucky winters add their own stress. Water gets under a lifted tab, freezes overnight, expands and pries the shingle a little further each cycle. A repair made early stops that cycle before it reaches the wood decking.

Some roofs are past that point. If shingles crack when we bend them on every slope, or the sheathing flexes underfoot in more than one spot, a patch will only buy a few months. We will say so plainly and walk you through roof replacement instead.

What Our Roof Repair Work Covers

Leak tracing from inside and out
We check the attic for wet sheathing, rusted nail tips and stained rafters, then match those marks to the roof surface. Water runs along framing before it drips, so the source is often several feet uphill of the stain.
Pipe boots and vent flashing
Rubber collars around plumbing vents crack after years of sun. We replace the boot and seal it under the course of shingles above, so water sheds over it instead of into it.
Step, chimney and wall flashing
Where a roof meets a wall or chimney, each shingle course needs its own piece of step flashing. We rebuild loose or missing pieces and reseal counterflashing so it isn't held on by caulk alone.
Shingle replacement and matching
We lift the surrounding tabs carefully, break the seal strips without tearing them, and nail new shingles to the manufacturer's pattern. We match color and profile as closely as current stock allows.
Soft decking sections
If the plywood or OSB under a leak has delaminated, we cut out the damaged section back to the rafters and install new sheathing before reshingling.
Protection and cleanup
Tarps go over beds and shrubs below the work area, and drop cloths go down if we need attic access through the house. We are licensed and insured, and we finish with a magnet sweep of the yard and driveway.

Warning Signs That Call for a Roof Repair

  • A water mark spreading overhead

A discolored patch on the drywall that gets larger after each rain tells you water is getting through. A mark that has dried still deserves a look, because the sheathing above can stay damp for weeks.

  • Granules piling up in the gutters

Shingles shed some granules early on, but heavy buildup on an older roof means the asphalt is exposed to sun and will start to crack.

  • Lifted or missing tabs after wind

Once a seal strip lets go, the next gust bends the tab further. A creased shingle can leak even if it lies back down.

  • Drips at the eaves in winter

Ice dams form when attic heat melts snow that refreezes at the cold overhang. Water backs up under the shingles and comes in along the exterior wall.

  • Raised bumps in the shingle field

Small bumps are often nails that have worked loose from the decking. Left alone, they can punch through the shingle above them.

What Shapes the Price of a Roof Repair

A repair is priced on what failed and what it takes to reach it safely. We don't quote until we have seen the roof, because the same stain can come from a ten-minute boot swap or from rotted decking. The estimate you get spells out each line.

What failed and how far it spread

A single pipe boot is a small job. Water that has run along a rafter for a season may mean new sheathing and insulation drying.

Pitch, height and access

Steep or two-story roofs need roof jacks, harnesses and more setup time. Tight spots near trees or above patios add time as well.

Matching your shingles

Discontinued colors or older three-tab shingles can take more searching, and sometimes a full slope needs reshingling for a clean match.

Flashing around chimneys and walls

Chimney flashing often means cutting a reglet into the mortar and rebuilding step and counterflashing, which takes longer than shingle work.

How a Repair Visit Runs

  1. 1

A phone call to set the visit

Let us know which room shows water and what weather brings it, for example a hard rain blowing from one direction. That points us to the right slope before we set a ladder.

  2. 2

    Free inspection with photos

We go on the roof and into the attic if needed, photograph the failed parts, and show you the pictures. You see the cracked boot or loose flashing, not just a description of it.

  3. 3

    A written, itemized estimate

The estimate lists each repair, the materials and any decking we expect to replace. If something changes once shingles come up, we stop and talk with you before going further.

  4. 4

    Repair day and walkthrough

We set ladders away from plantings, cover beds below the work area, and keep you informed through the day. Afterward we sweep for nails, clear debris from the gutters and walk you through what we did.

Roof Repair Questions

Can you find new shingles close to the color of my old ones?

We look for the same brand, profile and color first, then the nearest product still on the market. Fresh shingles read a little darker for a while since they carry a full coat of granules, and weathering evens that out. When a close match isn't available, we bring samples so you can choose before any work begins.

Can you repair a roof in cold weather?

Yes. Asphalt shingles get stiff in the cold, so we handle them carefully and hand-seal the tabs with roofing cement, since the factory seal strips need warm sun to bond. In freezing conditions we may make a sound temporary repair and finish once temperatures allow.

Do you need to come inside my house?

Only if the attic is the best place to trace the leak. We put down drop cloths along the path, use shoe covers, and tell you before anyone opens a hatch or closet.

Is your repair work covered by a warranty?

Yes. Our repairs carry a 10-year labor warranty. Ask us on the call how it applies to your specific repair.

What if the damage came from a storm?

We photograph the damage and explain what we see, which helps when you speak with your insurer. Our storm damage repair page covers how those jobs usually run.
