Roof Inspections in Walton, Checked From Ridge to Gutter
We walk your roof, check the flashing and vents, look at the decking from the attic, and photograph what we find. You get a clear account of your roof's condition and what it needs, with your floors covered and your yard left as we found it.
What a Roof Inspection Tells You
A roof rarely fails all at once. Shingles shed granules, nails back out, the neoprene collar on a plumbing vent cracks, and sealant at a chimney dries and pulls away. Each of these lets a little water in long before you see a stain on a ceiling. An inspection finds them while they are still small repairs.
Northern Kentucky winters put roofs through repeated freeze and thaw, which opens small gaps at flashing and lifts shingle tabs that were already loose. That is why we look at the parts that move and seal, not just the shingle surface.
It is the right call when your roof is getting older, after a hard storm, before you buy or sell, or when something just looks off. If we find nothing wrong, we tell you that too.
What We Check on Every Inspection
- Shingle surface and fasteners
- We look for granule loss, cracked or curled tabs, lifted edges and nail pops. A nail that has worked loose raises the shingle above it and gives rain a path down to the wood sheathing.
- Flashing and roof penetrations
- Chimney step flashing, counterflashing, valley metal, pipe boots and exhaust vents get a close look. These joints are where most leaks start, because sealant ages faster than shingles.
- Attic and decking underside
- With drop cloths laid from your door to the attic access, we check the underside of the decking for stains, soft spots and mold. We also note whether intake and exhaust ventilation are balanced, since trapped heat and moisture shorten shingle life.
- Gutters, drip edge and fascia
- Granules piling in gutters, missing drip edge and rotted fascia boards all show up here. Water that overshoots or backs up behind a gutter ends up in the roof edge and the siding.
- Photos and written findings
- Every problem we note gets a photo, so you see what we saw without climbing a ladder. We go through them with you and leave the findings in writing.
Signs It Is Time to Have Your Roof Inspected
Your shingles have 15 or more winters on them
Over the years asphalt dries out, turns brittle and sheds the grit that shields it from the sun. A check at this stage shows if a few repairs will carry you or it is time to start planning a roof replacement.
Granules in the gutters or at downspouts
Dark, sandy grit means the shingles are losing their UV protection. Heavy loss in one area often points to hail bruising or a bad batch of shingles.
Water marks on drywall or attic wood
A tea-colored ring overhead or matted, damp insulation tells you water is already getting through. Because water runs along the decking and rafters before it drips, the entry point is often several feet upslope from the mark.
After high wind or hail
Creased tabs and bruised shingles are hard to spot from the ground. If we find storm damage, our storm damage repair page explains the next steps.
Icicles and ice buildup at the eaves
Heavy ice along the edge usually means warm attic air is melting snow higher up. That water refreezes and can push under shingles.
How Inspection Day Runs
- 1
A short phone call
On the phone we cover how old the roof is, whether you have seen drips or stains, and what time of day suits you. You will know who is coming and about how long the visit runs.
- 2
Setup with your property protected
Ladders go on rubber feet and stand-off pads so gutters and flower beds are not crushed. If we need the attic, drop cloths go down along the path before we walk through.
- 3
Roof, edges and attic
We check shingles, flashing, vents, valleys and gutters, then the decking from below. Each issue is photographed as we go.
- 4
Your results, photo by photo
Before we pack up, we show you each picture, name what caused the problem and say how soon it needs attention. The choice of what to do next is yours, and nobody asks you to sign anything that day.

What Moves the Cost After an Inspection
The inspection itself is free. If it turns up work, we give you a free estimate that breaks out each item so you can see where the money goes. Our current offer, Limited Time — $50 Off Your First Service Call, can also apply to that first repair visit.
- How much we find
- A single cracked pipe boot is a small job. Widespread granule loss or failed flashing across several slopes is a bigger one.
- Condition of the decking
- Plywood or OSB that has gone spongy or started separating into layers will not hold a nail, so it gets swapped out before any shingles are laid over it. Seeing the underside from the attic during the inspection usually catches this early, so it is already written into the estimate instead of added later.
- Roof pitch and height
- Steep or two-story roofs need extra fall protection and staging, which adds setup time to any repair.
- Matching materials
- Older shingle lines are sometimes discontinued, so finding a close color and profile match can affect cost on a roof repair.
Roof Inspection Questions
Something not covered here? (859) 249-9133
How much time should I set aside for the inspection?
Plan on roughly an hour for a typical roof. A steep pitch or a trip into the attic stretches that a bit, and reviewing the photos together adds a few minutes. If your roof sounds like a longer visit, we say so when you call.
Do I need to be home?
For the exterior only, no, though we like to walk through the findings with you afterward. If we need the attic, someone has to let us in. We cover the floor along the way and clean up before we leave.
Will you just tell me I need a new roof?
No. We show you photos of what we found and explain if a targeted fix makes sense or the shingles are worn out across every slope. Plenty of inspections end with a short repair list or nothing at all.
What credentials do you carry for roof work?
We are licensed and insured. That matters any time someone is up on your roof or moving through your attic.
What if the inspection finds work that needs doing?
You get a free estimate with each item listed, and you choose what to fix and when. Repairs we complete are backed by our 10-year labor warranty.
Can an inspection help with an insurance claim?
Our photos and written findings give you a clear record of the damage and when we saw it. We can explain how the claim process usually goes, but your adjuster makes the coverage decision.
